Applicants will need to attend and complete the RES Course conducted by a CEA Approved Course Provider (ACP) before applying for the RES examination.

Please also be informed that attending the RES Course and passing the RES Examination does not automatically qualify an individual to be a real estate salesperson. The applicant has to comply with the full registration requirements stipulated under the Estate Agents Act, which include meeting the fit & proper criteria. Please check the complete list of registration criteria on CEA’s website at https://www.cea.gov.sg/professionals/salesperson-registration-matters/apply-for-salesperson-registration before registering for the RES Course.
“For foreigners who wish to register with CEA as salespersons, they will need to have a valid Employment Pass (EP) issued by the Ministry of Manpower (MOM). They should consult an estate agent that is prepared to support their future registration application, who would then check with CEA for a preliminary assessment of their registration eligibility. If their preliminary assessment outcome is positive, they are then allowed to use the relevant education qualification certificate and a letter of support from the estate agent to register for the RES Course.”
2. Qualifications accepted by Council For Estate Agencies (CEA)
Please note that these are some of CEA's guidelines and are not exhaustive. CEA reserves the right as the approving authority for all qualifications.
EDUCATION QUALIFICATION REMARKS (i) Minimum of 4 GCE ‘O’ levels passes Must be different subjects in one or two (2) sittings (ii) GCE 'A' / 'O' level passes Must be different subjects - at least 4 credits taken in Singapore (iii) Workplace Literacy and Numeracy (WPLN) All 5 Modules must have at least level 5 or above

Partial Exemption
Partial exemption for students enrolled in Bachelor of Science (Real Estate) programme at National University of Singapore (NUS) and Diploma in Real Estate Business programme at Ngee Ann Polytechnic (NP) from 1 April 2020 to take the RES and REA examinations.Partial Exemption category will only need to attend RES Course Paper 2 (Course duration: 26 hours) and sit for the same RES Exam. 3. Course Requirement for New Entrants:
New entrants must meet the educational qualification of at least 4 GCE "O" Level passes or equivalent, which is one of the regulatory requirements for salespersons. CEA accepts combined GCE “O” level results taken at not more than 2 sittings.
4. Workplace Literacy and Numeracy (WPLN) Assessment
The Workplace Literacy and Numeracy (WPLN) assessments are computer-delivered English Language literacy and numeracy assessments developed by the British Council, in collaboration with SkillsFuture Singapore (SSG). They are used to assess English Language literacy in Speaking, Listening, Reading and Writing, and Numeracy ability. Click HERE for more information and booking of WPLN assessment.
5. Academic Qualification Assessment Applications
Candidates with private diplomas or foreign certifications or who do not possess 4 GCE "O" Level passes or other academic qualifications may submit to CEA for assessment.
From 31st July 2021, applicants can submit their academic qualification assessment applications and make payment directly to CEA via ACEAS on CEA’s website. Applicants will be able to submit their applications and supporting documents online to CEA through the ACEAS portal.
6. Revised Terms and Conditions for Approved Course Providers
The ACPs shall conduct educational qualification checks and associated administrative duties to ensure course participants meet the minimum educational requirement of at least 4 GCE “O” level passes (applicable to new entrants who wish to register as salespersons) before they register for the RES Course.
